Please familiarize yourself with our booking and cancellation policies below.
Separate booking and cancellation policies apply to group bookings, which are agreed upon during the reservation process. Welcome to enjoy your stay at Ellivuori Resort!
Ellivuori Resort adheres to the following terms and conditions regarding the booking, reservation, and cancellation of accommodation services. The resort reserves the right to use special terms and conditions during public holidays, special events, or seasonal peaks when justified. These terms become binding for both parties when the guest makes a reservation with Ellivuori Resort.
1. Hotel Accommodation Booking and Cancellation Policy
Booking Terms
1.1. For hotel room bookings at Ellivuori Resort, guests can choose to pay upon arrival. In this case, the room will be held until 6 PM on the day of arrival, unless the booking is confirmed with a credit card or prepaid. Guests can cancel their reservation free of charge by 6 PM on the day of arrival. If you fail to arrive or cancel after 6 PM, the hotel has the right to charge for the first night’s stay and resell the room.
1.2. For peak season bookings (Christmas, New Year [Weeks 52–1], winter holidays [Weeks 8, 9, 10], Easter, Midsummer, and event periods), full payment is required in advance. Accommodation must be paid by the due date stated on the invoice.
Cancellation Terms
Guests must notify Ellivuori Resort’s central booking office immediately in case of cancellation via email at keskusvaraamo@ellivuori.fi or by phone at +358 3 519 23. Failure to pay the advance invoice does not constitute a cancellation and does not exempt the guest from these cancellation terms.
General Cancellation Terms

Bookings mentioned in section 1.1. can be canceled free of charge by 6 PM on the day of arrival.

Peak season bookings mentioned in section 1.2. can be canceled free of charge before the advance payment’s due date.
If the reservation is canceled at least 14 days before the start of the stay, the paid amount will be refunded, less a €50 cancellation fee. If canceled later, the full amount will be charged.
Cancellation Due to Serious Illness or Death
If the cancellation occurs less than 14 days before the stay due to the serious illness or death of the guest or a household member, the paid amount will be refunded, less a €50 cancellation fee. A medical certificate must be provided. We recommend purchasing travel insurance.
Ellivuori Resort reserves the right to cancel the reservation in the event of force majeure. In such cases, the guest will receive a full refund.
Check-in and Check-out Times
Hotel room check-in begins at 4 PM, and check-out is by 12 noon. Guests can inquire about a late check-out option at the reception.
2. Apartment, Chalet, and Panorama Suite Booking and Cancellation Policy
Booking Terms
Full payment must be made by the due date stated on the invoice.
Cancellation Terms
General Cancellation Terms:

Check-in for apartments, chalets, and Panorama Suites begins at 4 PM, and check-out is by 12 noon.
3. Cancellations Due to Travel Restrictions
3.1 Cancellations Due to Epidemics or Pandemics
If a reservation is canceled less than 14 days before or during the stay because guests cannot reach the accommodation due to travel restrictions imposed by the guest’s home country or Finland, payments will not be refunded. Travel restrictions caused by epidemics or pandemics do not constitute a force majeure event, as such restrictions are not unforeseen.
Guests acknowledge that flight cancellations or schedule changes due to epidemics or pandemics do not constitute a force majeure event. Normal booking and cancellation terms apply.
3.2 Other Pandemic-Related Cancellations
Reservations cannot be canceled or refunded due to illness, fear of infection, government-issued travel bans, flight cancellations, underlying health conditions, being part of a high-risk group, or quarantine requirements. Normal booking and cancellation terms apply in such cases.
We strongly recommend purchasing travel insurance.
4. Additional Terms
4.1. The booker must be 18 years old. Guests staying without a guardian must also be 18 years old.
4.2. The accommodation must not exceed the stated capacity. Events exceeding the capacity must be pre-approved by Ellivuori Resort.
4.3. Lost keys are the guest's responsibility, and the cost of lock replacements and key duplication will be charged to the guest.
4.4. Guests are liable for damages caused by negligence or disregard of guidelines.
4.5. Pets are not allowed in certain accommodations. A pet fee of €20–30 applies where pets are permitted. Unauthorized pets incur a €60 cleaning fee.
4.6. Use of caravans, camper vans, or tents on the property requires prior agreement.
4.7. Ellivuori Resort is not liable for vehicle damage or theft in parking areas.
4.8. Ellivuori Resort is not obligated to compensate for any inconveniences or expenses caused to customers by natural conditions, insects, unexpected weather changes, construction work on neighboring properties, or issues caused by third parties (e.g., interruptions in water, electricity, internet, or TV networks).
4.9. If you notice any issues with the room’s equipment or condition, please report them immediately upon arrival so we can address any faults. Ellivuori Resort is not obligated to provide compensation for complaints made afterward.
5.0. Quiet hours in all accommodations are from 10 PM to 7 AM.
5.1. Items left behind in accommodations are kept for 30 days. Lost items can be retrieved from the location.
5.2. Gift cards cannot be exchanged for cash, nor can their validity period be extended. Accommodation must take place within the gift card’s validity period.
